Thoughtful roof care since 1985
Roof Cleaning
Serving Seattle, the Eastside and the Greater Seattle Area
Here in the Pacific Northwest, we’re used to nature giving us a little bit of everything—sun, rain, wind, snow and the occasional hailstorm. Your roof stands between your home and the elements. Caring for it starts with understanding what it needs.
Since 1985, Crystal Panes has helped Seattle-area homeowners care for their homes with thoughtful service and attention to detail. We offer roof debris removal, moss removal and moss treatment, with an approach guided by your roof’s material, condition and surroundings.
We want to get to know you and your property. That’s why we provide our estimates in person: to hear your concerns, take a closer look and work through the options together. We’re problem solvers, and we take pride in finding a practical approach that makes sense for your home.
Whether your roof needs a sweep, moss treatment or a moss removal, we’ll explain our recommendations and list each service separately. Let’s figure out what your roof needs.

In-Person Roof Cleaning Estimates
Having a look in person gives us the chance to understand your concerns, get to know your roof and recommend the right work for your home.
We work with shake, concrete and clay tile, asphalt composition, slate, metal and TPO membrane roofing. Our methods and treatment formulas vary with the roof material—we don’t take the same approach to every home. If a roof material is unfamiliar to us, we research the manufacturer’s care guidance before recommending a cleaning method.
Roof debris removal & roof sweeps
Seattle’s trees leave plenty behind. A roof sweep clears accumulated leaves, needles, small branches and other tree debris from your roof.
A roof sweep focuses on debris. Moss removal and moss treatment are separate services, and we’ll make that distinction clear in your estimate. If you’d like gutter cleaning during the same visit, we can quote that separately, too.
Moss Removal
Moss thrives as fall brings a lower sun, more shade and wetter weather to the Pacific Northwest.
When your roof needs a moss removal, we take the time to do it thoughtfully. We carefully agitate and remove moss with brushes, adapting our technique to your roof’s material and condition, with its long-term care in mind.
We don’t pressure wash asphalt composition roofs. Some roofing materials need a different approach, so we follow the manufacturer’s care guidance before recommending how to clean them. We’ve seen a lot of roofs over the years, and we’ll give you an honest assessment of what yours needs.
Sometimes a moss treatment is all your roof needs. When moss growth is heavier, we recommend physical removal followed by treatment to help prevent it from returning. We’ll talk through the options and quote each service separately, so you can choose the work that’s right for your home.
Moss Treatment
We developed and make our own biodegradable powder moss treatment, formulated without heavy metals.
Sometimes all a roof needs is a moss treatment rather than physical removal. We look at the whole picture—your roof’s material, condition and surroundings—to recommend thoughtful care with its long-term condition in mind.
Our moss treatment kills moss, algae and lichen and helps prevent new growth. Treatment works over time; it does not physically remove the growth.
When our powder treatment isn’t suitable for your roof’s material, we’ll explore other cleaning and treatment options. We take the time to find an approach suited to your roof, rather than expecting one solution to work for every surface.
A clear estimate for each visit
We believe you shouldn’t have to pay for work your roof doesn’t need. Roof debris removal, moss removal and moss treatment appear as separate line items in our estimates. That makes it easier to see what’s included and choose what you’d like us to take care of.
Tell us what you’ve noticed, or ask us to help assess the work. We’re happy to explain the options without making the process more complicated than it needs to be.

Roof-cleaning questions
Do you pressure wash roofs?
We do not pressure wash asphalt composition roofs. For other roof materials, we assess the roof’s condition and manufacturer’s care guidance before recommending a cleaning method.
What’s the difference between moss removal and moss treatment?
Moss removal is the physical work of loosening and removing moss with brushes. Our moss treatment kills moss, algae and lichen and helps prevent new growth. It works over time and does not physically remove the growth. Depending on your roof, we may recommend removal, treatment or both.
Does a roof sweep include moss removal or gutter cleaning?
A roof sweep clears loose debris. Moss removal, moss treatment and gutter cleaning are separate services. You can request an estimate for any combination.
How often should I have my roof cleaned or treated?
That depends on tree cover, debris buildup, moss and the roof’s condition. We can help you decide what needs attention now and discuss future visits based on your property, rather than assuming an annual treatment is necessary.
How does an in-person roof-cleaning estimate work?
We visit your property to hear your concerns and look at the roof’s material, condition and surroundings. We’ll explain the options and list roof debris removal, moss removal and moss treatment separately, so you can choose the work for your visit.
When is a good time for moss treatment?
We offer moss treatment year-round, with timing guided by roof conditions, weather and application requirements. Fall is a particularly useful time to consider it: moss thrives in damp, shaded conditions, and September through November is a good window to address early growth before it spreads. During your estimate, we’ll help determine the right timing for your roof.
Can I combine roof work with gutter cleaning?
Yes. Let us know you’re interested in both when you request your estimate. We can quote gutter cleaning alongside roof debris removal, moss removal or moss treatment, with each service listed separately.
